Description

Early 17th century farmhouse with lake view that belonged to Count Tracagno.
The house extends over four floors with three flats with independent entrances, all with exposed wooden beams and planking, with terracotta and parquet floors.
Each flat has an independent, lake-view outdoor area for convivial moments or outdoor relaxation to be used during the summer.
On the ground floor, a wooden door leads us into the courtyard where are located the cellars, preserved in their original stone and brick faces, and a charming room with glass windows overlooking the lake.
On the first floor is the flat probably intended for servants, to which a former cow barn is currently attached, used as a living room area, (prepared to become independent), with a roof finished in planking on beams, with exposed stone on the walls and glass windows overlooking the lake.
On the second floor is the most noble flat, with large windows, a majestic Ole stove and a balcony, which overhangs the roof of the barn, facing the island of Garda.
The attic has on the lake side, three windows formed by very distinctive oval-shaped openings, a distinctive and peculiar sign that makes it possible to recognise the cottage even from the lake; a sundial placed south-west marks the passing of time.
The land surrounding the house, of about 8000 square metres, has a southern exposure, with terraces, typical of Lake Garda, to allow the cultivation of olives, which has been carried out here for centuries.
There are about 100 olive trees currently in production.
Next to the house is a portion of the original lemon grove used as a vegetable garden: the lemon groves date back to the 18th century, a period when citrus fruits, especially lemons, were grown along the entire western coast of Lake Garda, from Salò to Limone.
The exceptional climate, mitigated by the lake, allowed this type of cultivation at these latitudes (the northernmost in the world) with considerable production of fruit that was exported to Austria, Germany, Poland and Russia.
There is also a further portion of land of about 8000 square metres, about 50 m away from the house, in which there is an oak forest.
Research carried out at the Historical Archives of Salò reveals documents that attest to the payment of the first tithe on this property in 1610 by Tracagno Scipione, a man of arms who did well in the battles against Cyprus, but above all in the Battle of Lepanto where he obtained recognition and honours from the Venetian Republic.
The property is located in the town of Salò just a few minutes from the lakeside promenade that runs along the gulf and the monumental cathedral church that dates back to the historic era just before.
It enjoys a 180-degree lake view of the Gulf of Salò, Portese, the island of Garda, the Rocca di Manerba, the eastern coast of Lake Garda with Bardolino, Lazise, Torri and Brenzone, plus Monte Baldo, the Lessini mountains and a sight of the harbour of Barbarano and the Gulf of Maderno.
It has the typical appearance of a rural farmhouse in red Verona stone with a particular frame at the attic formed by stone plates surmounted by mortar-covered brick pillars, with three rows of flat stones offset towards the outside of the cornice and yellow corner stones, of considerable size, supporting the roof beams.
During the restoring work, special care was taken to clean the stones of the façades, as well as a patient and meticulous search for ancient materials, used for the interior and exterior details; this has allowed our family to maintain the country style of this house unaltered to this day.
